Montgomery County Plan Commission Minutes

Wednesday July 26

The Montgomery Count Plan Commission met on Wednesday July 26, 2023. Those members present were Steve Canfield, Steve Loy, Tom Mcclamroch, Tom Cummins, John Frey and Tricia Herr arrived later. Staff members present were Marc Bonwell and Don Orr.

The meeting was called to order at 4:00 PM. Steve Loy made a motion to approve the previous meeting minutes. The motion was seconded by Tom Cummins. Motion carried 5-0.

SD2023-2: Marc Bonwell presented the staff report. The property is located at 10250 E State Road,.6 of a mile east of 975 Eon the north side of SR 32. The petitioner is requesting Preliminary Plat approval of the Mozelle Minor subdivision. The proposed plat splits the 8 acre parcel owned by GPE INC into a three lot minor subdivision. The west lot consists of 3.51 acres. The center lot has 2.8 acres and the east lot

2.21 acres with access coming from State Road 32. The entrance is existing and has INDOT approval. The 8 acre parcel was rezoned by the County Commissioners to residential at the May 22, 2023 Commissioners meeting.

The petitioner has submitted all items necessary for preliminary plat approval and meets the Preliminary Plat requirements of the Subdivision Control Ordinance and the Plat conforms to the Comprehensive Plan of Montgomery County. Based on those findings, the staff recommends approval of the preliminary plat of the Mozelle Minor Plat.

The public hearing was opened up at 4:03 PM. There being no comments, the public hearing was closed at 4:03 PM. Steve Canfield made a motion to approve the preliminary plat. The motion was seconded by Tom Mcclamroch. Motion carried 5-0.

Steve Loy made a motion to approve the Secondary plat. The motion was seconded by Steve Canfield. Motion carried 5-0.

There being no further business, the meeting was adjourned .at 4:09 PM.
